Before you sign, there are decisions that can change the whole path
Buying an apartment from a developer is one of the largest transactions we make, and decisions taken as early as the negotiation stage can affect what you receive, your budget and the options open to you later on.
At this stage I go through the sales plan and the technical specification with you, examining them both from a planning perspective and with an understanding of the commercial side, and identifying which points are worth raising, what can be improved and what is important to settle before signing.
We look ahead and weigh what you are being offered against your own needs: which points may affect you later, what is missing from the specification, where it makes sense to ask for an upgrade, which credits and options are available to you and what is worth securing in advance with the developer.
The aim is that you reach the signing understanding better what you are buying, what matters enough to ask for and what is worth settling in advance - at the stage where there is still more flexibility and more room to influence.
This lays a sound basis for the rest of the process, reduces surprises, changes and unnecessary costs later on, and keeps the way as open as possible for more precise planning of the home in the stages that follow.

From the plan the developer handed you - to the home you want to create
After signing comes one of the most significant stages on the way to your new home: the tenant-changes process.
This is the stage where the developer's standard plan begins to meet your life - how you move through the home, where you need more storage, how you host, cook, work and organise, and what you want to feel easy, natural and comfortable day to day.
We start from your needs and look ahead, so that the decisions which will shape the home later are taken in time. The earlier these things are considered, the better the connection we can create between the spaces, the infrastructure, the kitchen, the lighting, the joinery and everything that follows.
My guidance in a developer apartment can continue all the way through, and it divides into two main stages:
Stage one - up to the end of tenant changes
At this stage we build the foundation on which every later layer will rest.
After getting to know your needs, your habits and what you want, we adapt the plan and take the decisions that need to reach the developer's drawings in time: the layout of the spaces, the kitchen, storage, electrics, lighting, plumbing, bulkheads and ceilings, and every detail worth thinking about before execution moves ahead.
I also guide you with the tenant-changes department and the relevant suppliers, explaining the options and what each decision means, and helping you choose with a full view of the decisions on the table now and those still to come.
The aim is to reach the end of the tenant-changes stage with the infrastructure already planned around your life in the home, and with as few important decisions as possible left to solve after the fact.
Stage two - from the handover until the home starts to feel like yours
The handover begins a different stage. The drawings and the infrastructure are behind us, and now we start adding the layers that give the home character, warmth and personality.
Here we work on the joinery, the surfaces and colors, the decorative lighting, the furniture, the textiles, the art and the details that connect the spaces and create the atmosphere you imagined.
I continue to guide you through the choices, in dealing with suppliers and trades, and at every junction where a decision is needed, while keeping everything connected to the planning of the first stage and to the path we built together.
So instead of starting again after the handover, we carry the same process forward naturally - from the planning and the infrastructure through to the details that bring the home the warmth, the comfort and the character that make it yours.

Together we look at the spaces, at how the home runs day to day, at what is missing and at what matters enough to keep - and from there we start building a new plan that connects your needs, your wishes and what the home allows.
We look at the project as a whole from the very beginning: the layout, the kitchen, storage, electrics and lighting, plumbing, joinery, materials and the details that come later. Every decision is weighed both on its own and against the others, to create a proper continuity between the plan and what happens on site.
I guide you throughout - from the planning and the drawings, through choosing materials, the kitchen, the joinery, the lighting and the suppliers, to dealing with the trades and the decisions that come up during the work itself.
In a process with so many details, people and decisions, it matters to me that you know at every stage where we are and what comes next. I help narrow the options, explain what each choice means, and make sure decisions are taken at the right moment - before they turn into expensive changes or compromises you did not want to make.
Along the way we keep returning to what led us here in the first place: how you want to live in the home and how you want to feel in it. Not every home needs a renovation. Sometimes the basic plan works, and yet the space still feels unfinished, disconnected, or simply doesn't reflect the people living in it.
In a furnishing process we work with what is already there and begin to sharpen the feeling you want to create. We look at the spaces, at the furniture already in the home, at the colors, the lighting, the textiles, and at what is missing in order to connect all the parts properly.
We build a clear direction together before any buying starts, so that every choice is part of something larger rather than one more beautiful object standing on its own. Furniture, light fittings, rugs, curtains, art, color and accessories are chosen with your way of using the home in mind, and with the atmosphere you want to feel in it.
I guide you through the choices, in finding the right pieces and in connecting them to one another, while taking into account what you already own and can keep using. Not everything needs replacing - often it is precisely the mix of the existing and the new that gives a home depth, character and a more personal feel.
The aim is a warm, welcoming and harmonious home, one where the colors, the materials, the furniture and the details work together and create a natural flow between the spaces. Every choice gets its own place, yet stays part of the wider picture, so that the home feels personal, balanced, and true to the people living in it.

Focused guidance lets us take one part of the home and give it the same attention, thinking and planning I bring to a wider project - only at the scale that suits what you need right now.
It might be a new kitchen, a main bedroom or a child's room, the planning and design of bathrooms, joinery design, or home styling for one particular space.
Even when a project is focused on a single area, the process itself stays thorough. We define the needs, weigh the options, and plan that space around the way you use it, around how it has to function, and around the feeling you want to create in it.
Depending on the project, the guidance can include planning, choosing materials, joinery, lighting, furniture, shopping days and whatever else is needed to take that space from idea to execution.
It is a process that lets you concentrate on one part of the home, go deep into it and plan it fully - in line with your needs and with the way you want to live and feel in it.
